1. Subcontractor Checklists
2. 100 Day Construction Timeline (for reference on how long it should take
each subcontractor to do their phase)

By the end of this session, personnel shall be familiar with:
1. Heating Subcontractor Job Scope and Checklist
2. Plumbing Subcontractor Job Scope and Checklist
3. Electrical Subcontractor Job Scope and Checklist
Once the framing subcontractor has the interior walls framed, roof decked
and stairs set, and the siding subcontractor has begun, the three mechanical
subcontractors should begin their phase of work, one at a time.
Normally, the heating contractor is the first mechanical trade to begin in
a newly constructed home. This is because his duct work
is more bulky and less maneuverable than the plumber's pipes or the electrician's
wires

Heating Subcontractor Job Scope and Checklist
You should arrange a brief meeting between the heating and plumbing contractors,
so that they can discuss the home as it relates to them. They should discuss
where the wall stacks will be, and which floor joist spaces would best
accommodate each subcontractor.
The heating contractor will supply all permits, labor, and materials to provide
heating and air conditioning services to the home.
He will provide all:
1) Furnaces, duct work, combustion air, and plenums
2) Air conditioning condensers, coils, and condensate lines
3) Furnace and water heater flue piping
4) Registers and grilles
5) Roof jacks and storm collars
6) Laundry chutes
7) Thermostats (permanent and temporary)
8) Bath vents and duct work
9) Dryer vents, duct work, and all exterior heating hoods
10) Range hood venting
11) Heat runs to all plumbing water lines and tub traps susceptible
to freeze up (in exterior soffits, garage
ceilings, exterior walls, crawl spaces, etc.)
12) Temporary metal covers over cut-in floor registers
13) Structural straps over cut-out top framing plates
14) Fire-stopping flue chases
15) Insulation for duct work and A/C condensate lines
The Fireplace Installer should install the fireplaces during this stage of
construction, provided that the hearths and flue chases are built
Go over the attached check list with the Heating Contractor for his input.

Plumbing Subcontractor Job Scope and Checklist
The plumber can start any time after the heating subcontractor is almost
complete with his work. Generally, you'll want the heating contractor and
plumber to compare notes on the home.
The Plumbing Subcontractor will provide all permits, labor, materials, and
plumbing fixtures to provide water services and waste line piping for the
home. The plumber will also run gas pipe to all gas appliances (water heaters,
furnaces, fireplaces, gas grills, and others) and will install flexible gas
lines when he finish plumbs the home. He will provide:
1) All water heaters
2) Schedule 40 PVC or ABS DMW plastic waste pipe
3) Type "M" copper plumbing pipe and fittings
4) # 40 black iron gas piping, and flexible hoses to all gas appliances
5) Pressure regulating/relief valves (PRV's)
6) Non-freezing vacuum-breaker hose sill cocks
7) Plumbing waste line roof jacks
8) All toilets (water closets), tubs, shower pans, sinks, faucets,
laundry sinks, and fixtures
9) Garbage disposals
10) Shower curtain rods
11) Stud shoes, FHA straps, and nail plates
12) Laundry washer boxes
13) Tub covers
14) Water pipe insulation
15) Labor to install ice makers, sump pumps, and dishwashers
16) Sprinkler "T" and valve
Generally, the plumber installs the waste and vent lines first and then installs
all of his copper piping. The last thing he installs is the gas piping.
Go over the Plumbing Rough-In check list with your plumber for his input.

Electrical Subcontractor Job Scope and Checklist
When the Heating and Plumbing subcontractor have finished, the framer should
return to the home, and do his back-out BEFORE the electrician starts. Framing
back-out is a term used when the framer installs all drop ceilings, soffits,
fire-blocking, stair way walls, basement floating walls, chases around heat
and plumbing stacks, furring strips in the garage and elsewhere, and all
final framing.
The framer also repairs whatever was disturbed or damaged by the heating
and plumbing contractors.
Before the electrician can begin work, in most municipalities, the roof covering
(shingles, etc.) must also be completed. Check with the municipality before
you schedule the electrician! Some municipalities also require a licensed
electrician to be on the job site and a separate electrical permit to be
pulled. Ensure this happens if it's required.
The Electrical Subcontractor will provide all permits, labor, materials,
and electrical fixtures and components (meter housings, breaker panels, etc.)
to adequately wire and trim out the home to meet all electrical inspections
for the home.
When the Electrician finally begins, he will normally mark the walls with
switch and outlet locations according to the electrical plans you provided
him. Let him know of any extras- air conditioning, whole house fans, extra
telephone jacks, television outlets, etc. He'll also install the outlet and
switch boxes, and may begin to drill out the first day. After the home is
drilled out, the electrician will then begin to pull wire. No other contractor
should be in the home when the electrician does his work. (The Plumber and
Heating subcontractor should have completed their work) They could accidentally
nick or burn wires. This is a big a safety hazard!
The electrician should mount the electric meter housing and service panel
as soon as possible. Once this is done, the electric utility company should
be called. The electric lateral should be requested to be ran from the pedestal
or transformer to the home service. This can take a month or more once the
utility company is otified!
What questions do you have?
